If you’re looking for a new home, you know the thill of the search can be exciting, but be wary about being swept up in the excitement so much that you miss some red flags. To avoid getting bitten down the road, be sure you stay clear-eyed as you go about your search. Structural Red Flags

Any cracks in the foundation, sagging floors, uneven doorframes, or bowing walls could mean there’s foundational damage or that the house was just built poorly. Also, water stains or a musty smell might indicate long-term mold and moisture problems that could impact your or your family’s health.  

Neighborhood Red Flags

Remember, even if the home seems perfect, a difficult location—including the neighborhood it’s in or the environment around it—could make later resale more difficult. If there are a number of “for sale” signs or vacant homes nearby, be wary of economic instability in the area. Look to see if surrounding properties have been kept well or neglected. If you’re able to, try to visit the neighborhood during different times of the day to get a feel for noise levels, traffic, and other activity.

Seller Red Flags

If the seller is unwilling to share any documentation or disclosers, it’s a pretty big red flag. You should have access to any permits and information about renovations and repairs so you can determine whether major upgrades went through proper channels and approvals. If the seller refuses to provide that information, they might be trying to hide something like structural issues, flooding, or other damage.

Moving Into Your New Home

If you’re not buying a new build, chances are the home has been sold to you with the window treatments in place. That’s often a selling point because it helps make move-in easier because that’s one less thing to deal with. That said, many of our clients like to change out the window treatments for a variety of reasons: frequently because of wear and tear, functionality, or aesthetics.
